Where a lease provides for termination by the lessor upon a default in payment of rent or taxes by the lessees and that no forfeiture of the lease shall be effective without at least 30 days written notice specifying the default complained of, and where notice has been given in accordance with this provision, the lease terminates when the notice period has run, not when the notice is served upon the lessees; and rent payments falling due during the notice period are obligations which accrue during the continuance of the lease.
